15-pt Air-Conditioning Agreement
For an electric air conditioner — 15 inspection points:
- Thermostat operation
- Air filters
- Temperature split across the evaporator coil
- Drain pan and drain line
- Evaporator coil
- Condenser coil
- Service valves
- Refrigerant leaks
- Refrigerant levels
- Operating pressures
- Pressure-switch cut-off settings
- Voltage and amperage
- Safety controls
- Condenser level
- Air supply and return vents
20-pt Heat Pump Agreement
For an electric heat pump — all 15 A/C points, plus:
- Motor, fan and compressor
- Defrost board (fall)
- Reversing valve (fall)
- Strip heat (fall)
- Emergency-heat mode (fall)
Also includes an inspection of your water heater.
15-pt Heating Agreement (Gas Furnace & Boiler)
Gas furnace — 15 points: thermostat, exhaust flue venting, heat exchanger, burner assembly, ignition assembly, pilot light, blower components, air filter, combustion air, starting capabilities, safety controls, electrical connections, volts and amps, lubrication, and air supply and return vents.
Gas boiler — 15 points: thermostat, exhaust flue venting, heat exchanger, burner assembly, ignition assembly, pilot light, water feeder, circulation pump, expansion tank, combustion air, starting capabilities, safety controls, electrical connections, volts and amps, and lubrication.
Also includes an inspection of your water heater.
30-pt Combination Agreement
Total coverage for both your air-conditioning and heating systems — two checkups a year, one of each detailed in the A/C and Heating agreements above.
Add-on coverage
Agreements can also cover humidifiers, electronic air cleaners, UV-light air cleaners, and second furnaces, air conditioners or heat pumps. Each agreement covers one air-conditioning and/or heating system; additional charges apply for units located in attics, knee walls, roofs and crawl spaces.
